Matias sold my son’s house that was in probate following my son’s death. Both co-administrators for my son’s estate including his mother and me live in other states so having an excellent real estate agent really helped us. Thanks Matias!!!”

Sound familiar?

Whatever the situation, there is a way to sell.

Most families who call us are dealing with at least one of these. None of them stops a sale.

"I live out of state."

We handle the clean-out, vendors, showings and paperwork locally. You get updates by phone and email, and closing documents can usually be signed where you live.

"The house is full of belongings."

Papers, photos and keepsakes are set aside first. Then estate sale, donation, hauling and cleaning, so the family isn't left to empty it alone.

"Someone is living there."

A tenant, a relative, or an occupant who won't cooperate. Occupied homes still sell, with the right notices, respectful coordination, or a buyer who takes the home as it is.

"There's no money to fix it up."

Clean-out, cleaning and preparation can often be paid from the sale proceeds at closing, so the estate doesn't have to advance the money.

"The family doesn't agree."

A written price opinion, weekly activity reports and offers compared side by side give everyone the same facts. Decisions are easier when nothing is hidden.

"The sale needs court approval."

Matias explains the process to buyers before they offer, prepares potential overbidders, and attends the confirmation hearing. Your attorney, if one is involved, directs the legal side.

How it works

Four steps from first call to closing.

You make the decisions. We do the work and keep you informed at every step.

01

A conversation with Matias

What happened, who is in charge, what's urgent, and what you want. No pressure and no obligation.

02

A written price opinion

Selling as-is compared with light preparation, with the costs and likely proceeds of each, so the decision starts with real numbers.

03

The house gets ready

Keepsakes set aside, then clean-out, cleaning and presentation. Repairs only if they pay for themselves. Costs can often be paid at closing.

04

Marketing, offers and closing

Photos, video, open houses and ads. A written update every week, offers compared side by side, and court steps handled when required.

Preparation

From full of belongings to ready for market.

One property, documented through each stage. Sometimes a clean-out and a good cleaning are enough.

Meet Matias

One person who answers for your sale.

I was born near Milan, Italy, in a family that restored old homes. I moved to Los Angeles in 1999 and started in real estate in 2004. For nearly a decade I have focused on probate, trust and conservatorship sales.

You and your family work with me directly, from the first call to closing. Behind the scenes, I direct my team on preparation, marketing and paperwork, so nothing falls through the cracks.

Questions

What families ask first.

Does it cost anything to talk with Matias?

No. Our consultations are free, confidential and come with no obligation. You'll get straight answers about your options, whether or not you hire us.

Can we sell before probate is finished?

Often, yes. Once the court has given someone authority to act for the estate, the house can usually be prepared and marketed. Some sales need court confirmation before they close. Your attorney, if one is involved, confirms what your authority allows.

Do we have to fix up the house?

No. Most inherited homes sell well as-is after they are cleared, cleaned and professionally presented. A written price opinion compares as-is with light preparation, so you only spend money where it pays off.

What happens to everything inside?

Important papers, photos and keepsakes are set aside first. Then we coordinate estate sales, donations, hauling and cleaning, depending on what's there.

I live out of state. Is that a problem?

No. We handle the local work and keep you updated by phone and email. Closing documents can usually be signed where you live.

Someone is living in the house. Can it still be sold?

Yes. Homes can sell with a tenant or family member in place, after a respectful move-out, or even without access to the inside. The right approach depends on the situation.

Do you give legal or tax advice?

No. InheritedLA provides real estate services. Your attorney, if one is involved, handles the legal side, and we coordinate with them throughout the sale.
