CITY TERRACE · PROBATE · OUT-OF-STATE SELLERS
A break-in during escrow. The sale still closed.
An attorney brought us into this sale. The co-administrators lived out of state and were navigating a difficult loss, an occupied property, and a home that needed preparation.
One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem
The home was occupied, and moving the sale forward required a respectful approach. The co-administrators needed someone local to coordinate the property work and keep them informed without adding to an already emotional situation.
The Spanish-style home also needed clearing, cleaning, and roof repairs. Its location beside the freeway presented a marketing challenge that needed to be addressed openly.
What we did
We worked cooperatively with the occupants and helped coordinate their transition to other living arrangements. We then organized clearing, cleaning, and necessary repairs, including work to address a roof leak.
Our marketing highlighted the home’s Spanish character while clearly presenting its freeway-adjacent location. The eventual buyer discovered the property through our social media marketing after it had been listed.
We worked with the buyer’s agent to explain the probate process and provided time for inspections before an offer was submitted.
During escrow, a break-in caused property damage and introduced another challenge. We coordinated with the insurance adjuster, the buyers, and the estate to address the damage and work through the repairs and agreed credits needed to move forward.
Throughout the sale, we kept the out-of-state co-administrators informed and handled the local coordination.
The result
The sale closed despite the break-in during escrow, once the damage and related negotiations were addressed.
The co-administrators had local support through occupant relocation, property preparation, marketing, and the unexpected insurance matter during escrow.
