HOLLYWOOD HILLS · PROBATE

A Hollywood Hills probate sale, managed for an out-of-state family.

An attorney-referred probate sale for an out-of-state family. We handled preparation, marketing, buyer investigations, and closing coordination for a hillside home with limited records and a square-footage discrepancy.

One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem

The seller and beneficiaries lived out of state, and the home remained largely as it had been when the owner passed away. It needed clearing and cleaning, and the available information was limited. The home’s measured square footage also differed from public records, requiring careful research and disclosure before buyers committed.

What we did

We coordinated clearing, cleaning, and light preparation. Professional photography, virtual staging, floor plans, and a 3D tour helped buyers understand the layout, while the marketing emphasized the Hollywood Hills location.

We researched permit history, arranged measurements, and disclosed the difference between the measured area and public records. Buyers received the available disclosures and older property plans before offering. We allowed time and access for them to complete their own inspections and investigations before committing to a non-contingent purchase.

As offers arrived, we spoke with agents, reviewed buyer qualifications, requested supporting documentation, and negotiated price and terms. We provided the administrator with an offer comparison and our recommendation, keeping counsel informed throughout.

The family received updates remotely, and we coordinated out-of-state notarization for closing documents. They chose to visit the home, but travel was not required to complete the sale.

The result

The property generated nine offers and sold $41,000 over asking. The accepted offer had no buyer contingencies, and the sale closed without a price renegotiation, seller credits, or seller repairs.

He was on top of the entire process and because he was very communicative I knew exactly what to expect.
