SUNLAND-TUJUNGA · CONSERVATORSHIP

Two private offers on the table. The market brought 31.

Referred by a probate litigator, we helped an out-of-state conservator prepare and sell a family member’s home after the conservatee had moved out.

One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem

The home held important documents and years of personal belongings. Preparing it for sale required careful sorting, coordination with the attorney, and local oversight while the conservator remained out of state.

The property was largely in original condition, with substantial deferred maintenance. The conservator had received two off-market offers, and online valuations appeared to support those prices.

What we did

We coordinated with an estate sale company to review the contents, set aside important personal documents, and arrange their delivery to the attorney’s office. An estate sale was organized for the conservatee’s benefit, and the remaining contents were cleared. Gardening and pool service kept the property maintained throughout preparation and marketing.

We also recommended giving the home full market exposure before accepting a private offer. Its distinctive mid-century character could appeal to buyers willing to take on the needed work. The conservator agreed to bring it to market.

The conservator had independent authority to sell, so the sale went forward with a Notice of Proposed Action instead of a court confirmation hearing.

Interior, exterior, and aerial photography showcased the property. We promoted it to buyers and local agents, hosted showings, and provided updates to the conservator and attorney.

When offers arrived, we prepared a detailed comparison, reviewed the options with them, and negotiated counteroffers.

The result

The property received 31 offers. It sold all cash for $526,000 over asking, more than $500,000 above the private offers. The accepted offer was non-contingent, and the sale closed without seller credits or repairs.

Market exposure gave the conservator a broader set of offers to evaluate before deciding how to proceed.
