What you receive
Every step produces something you can keep in the file and share with the court or the beneficiaries.
01
We start with the letters and case number, and we order the preliminary title report before listing. Old loans that were never cleared, recording errors and liens surface early, not in escrow.
02
A broker price opinion with neighborhood statistics and selected comparable sales, each explained. We separate our opinion of value from the list price strategy, so the record shows why the property was priced the way it was.
03
You receive the scope and the quote before any work begins. Clean-out and cleaning can often be paid through escrow at closing.
04
Buyers receive the title report, hazard disclosures, city report and our visual inspection before they submit an offer. They sign for what they received, so there are no surprises in escrow.
05
Each week: showings, inquiries, open-house visitors, online views, advertising reach and buyer feedback. You can forward the reports straight to beneficiaries.
06
Price, deposit, financing, contingencies and proof of funds, in one summary with our recommendation and the reasoning.
What a seller report looks like
Every report shows the activity, the buyer feedback and our read on what it means, so you always know where the sale stands.

Real sales
Contested trusts, title problems, occupied properties and multi-property estates. Identifying details are kept private.

Encino · Contested trust
A court-appointed fiduciary needed a documented basis for the sale. Sustained marketing, activity records and offer comparisons supported the recommendation.

Glendale · Court-supervised trust
An occupied triplex, two attorneys and beneficiaries to keep informed. When the court asked for more, we supplied a declaration documenting the sale process.

Woodland Hills · Probate · Court confirmation
We flagged an incorrect legal description for counsel before confirmation and recommended holding the original all-cash terms when the buyer asked for changes.

High Desert · Probate portfolio
Referred by a probate attorney. Occupied homes, a fire-damaged structure, manufactured homes and water shares, all sold without seller repairs or evictions.
Past results do not guarantee a result for any property.
Working with counsel
Title problems, recording errors, occupancy and access questions are raised with you and counsel before they reach escrow, with the supporting records.
Marketing, buyer activity and the offer process are documented as the sale happens, so a declaration or a question from the court can be answered quickly.
Buyers and their agents understand the process before they offer. Potential overbidders are prepared, and Matias attends the confirmation hearing.

In their own words
I worked with Matias on a probate that required court confirmation. He was on top of the entire process and because he was very communicative I knew exactly what to expect. I don’t like surprises so I am very happy with the results. He is very competent and a nice person too!
Jasper P.Court-confirmed probate sale
Matias sold my son’s house that was in probate following my son’s death. The sale became challenging after an attempted robbery that occurred in escrow. Matias was very informative and skillful in helping us prepare the house, negotiating the sale, and helping us after attempted robbery to close escrow and complete the sale. Both co-administrators for my son’s estate including his mother and me live in other states so having an excellent real estate agent really helped us. Thanks Matias!!!
