GLENDALE · COURT-SUPERVISED TRUST

A Glendale trust sale. Building confidence at every step.

An asset manager working with an attorney brought us into this triplex sale before the successor trustee had been appointed.

One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem

One of the rear units was occupied, and the main house remained largely untouched, filled with personal belongings.

The sale involved an incoming trustee, beneficiaries, and two attorneys representing different parties. Building trust mattered. Everyone needed clear information about the preparation, marketing, offers, and next steps while the court process moved forward.

What we did

We began coordinating preparation before the trustee’s appointment, working with the asset manager and counsel. We helped coordinate a solution for the occupant’s relocation and managed clearing and cleaning of the main house.

We arranged for the clearing and cleaning costs to be paid through escrow at closing, so the trust did not have to advance those funds.

The marketing emphasized the property’s location and helped buyers understand the triplex’s layout. Professional photography, digital staging, floor plans, a 3D tour, and aerial photography and video presented the property from the individual rooms to its surrounding neighborhood.

Throughout the process, we provided weekly updates and marketing reports to keep both attorneys and the beneficiaries informed. We compared offers, negotiated counteroffers, and coordinated with counsel, title, and escrow.

When the court requested more information about the sale, we supplied a declaration documenting the preparation, market exposure, buyer activity, and offer process.

The result

Eight offers led to a sale $135,000 over asking. The buyer removed all contractual contingencies.

The parties had a documented marketing and offer history to support the sale, while clearing and cleaning costs were paid from the proceeds at closing.
