HIGH DESERT · PROBATE PORTFOLIO
Seven properties. Different challenges. One coordinated team.
A probate attorney referred us to a family member serving as administrator of a seven-property estate that included single-family homes, properties with multiple dwellings, manufactured homes, and commercial real estate. The administrator was taking on unfamiliar responsibilities during a difficult time and needed a team that could organize the information, handle the daily coordination, and provide guidance on each decision.
One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem
Each property presented a different combination of condition, occupancy, and documentation issues. Some occupants were behind on rent. One property included a partially fire-damaged structure. Manufactured homes had differing foundation and financing considerations, and certain properties involved water shares.
Before marketing could begin, we needed to establish a clear picture of the properties, their occupants, and the available records.
What we did
We reconciled addresses and parcel information, gathered occupancy and rental details, and obtained county and manufactured-home records. We shared the findings with the administrator and her legal team to support valuations, disclosures, and sale planning.
Our team coordinated directly with occupants, arranged access and showings, and followed up with interested buyers. We assisted with voluntary relocations where appropriate and marketed other properties with occupants remaining.
Each property received an approach suited to its condition and likely buyers. We marketed the fire-damaged property as-is, worked through manufactured-home financing questions with buyers and their agents, and coordinated water-share transfer requirements with escrow.
We also explained the probate offer process to buyers’ agents so they could prepare their clients and submit appropriate offers.
Throughout the assignment, we kept the administrator and attorneys informed with activity reports, offer comparisons, and recommendations. Our team handled the day-to-day work so the administrator could focus on decisions requiring her attention.
The result
The portfolio drew 23 offers, and two properties sold over list price. All seven properties sold without seller repairs or evictions. Occupants who moved did so voluntarily; other properties sold with occupants in place.
The administrator had a coordinated team managing the real estate work across the portfolio, from the initial research through closing.
