WOODLAND HILLS · PROBATE · COURT CONFIRMATION

Ten offers. A title error caught. The original terms held.

A professional fiduciary brought us in to prepare and market a Woodland Hills ranch home in poor condition. The sale required court confirmation, careful coordination with counsel and title, and ongoing care of the property.

One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem

The home needed clearing, cleaning, and landscaping before it could be presented to buyers. It also needed to be secured and maintained during the longer court-supervised sale process.

A previously recorded deed contained an incorrect legal description that had carried forward into the probate paperwork. Separately, the selected buyer requested changes to the original terms. Both issues required close coordination with the fiduciary and the appropriate professionals.

What we did

We coordinated clearing, cleaning, and landscaping, helped secure the property, and arranged photography, aerial photography, video, floor plans, and a 3D tour. We provided valuation materials and kept the fiduciary and attorney informed as preparation and marketing progressed.

We worked closely with buyers’ agents to explain the court-confirmation process, offer requirements, and what their clients could expect. Helping agents who were less familiar with probate sales understand the steps made it easier for them to guide their buyers and submit informed offers.

We continued marketing and showing the property during the offer process. Two additional offers brought the total to ten, and one of those buyers submitted the selected all-cash offer.

When the buyer requested changes to the original terms, we explained the implications to the fiduciary and counsel and recommended holding them. We kept other interested buyers engaged while the request was considered, and the buyer agreed to proceed under the original offer.

We compared the legal description in the probate paperwork with the preliminary title report and other property records, flagged the discrepancy for counsel, and supplied the supporting information. The attorney corrected the petition. We also worked directly with the title company, fiduciary, and attorney to coordinate the documents needed to address the earlier deed and title-record issues before court confirmation.

Through the court process, we coordinated property checks, security, and landscaping to keep the home in substantially the same condition as when the offer was accepted.

The result

Ten written offers led to an accepted offer $52,000 over asking, approximately 7% above the list price. The buyer agreed to proceed under the original all-cash terms, with all buyer contingencies waived.

Counsel corrected the legal description in the petition, and we coordinated the documents title needed before court confirmation.
