CAMARILLO · TITLE ISSUE

An old loan on title, a lost note, and a sale that still closed on time.

A successor trustee contacted us after the homeowner moved out. The home needed preparation, and the trustee needed help coordinating the sale with limited legal support.

One example from the many probate, trust and conservatorship sales we have handled. Client details are kept private.

The problem

The property needed clearing and cleaning before marketing. The successor trustee was managing the sale without an attorney overseeing the trust administration, and several documents were needed to satisfy title requirements.

An old deed of trust also remained on the property’s record, but the original loan note could not be located. Resolving that issue required additional coordination without unnecessarily delaying the sale.

What we did

We coordinated clearing and cleaning, then prepared the home’s marketing with professional photography, 3D scans, and digital staging. We managed buyer inquiries, showings, and offers while keeping the trustee informed.

We worked with title and escrow to identify the required trust documents and helped coordinate attorney assistance to prepare them. Our role was to connect the right professionals, explain the transaction requirements, and keep the outstanding items moving.

For the old loan record, we worked with title and escrow on an arrangement that allowed the sale to close with a portion of the seller’s proceeds held back while a lost-note bond was completed.

We continued following up after closing on the bond, recording requirements, and release of the held funds. The trustee had a point of contact throughout the remaining work.

The result

The home received three offers and sold without seller credits or repairs. Escrow closed on schedule.

The holdback arrangement allowed the sale to close while the remaining title requirements were addressed. Our coordination continued beyond closing through the process of releasing the held proceeds.
